PS. If i recall correctly there was comparison to North Downs, though i don't remember how many North Downs RoI was promised

No.
More size=more time wasted riding between content. Riding around for hours is boring as hell. Everyone keeps saying its going to be great because its huge. To me more content is what makes a game good.
